We also prioritize markets with high administrative and geographic barriers to entry, in order to limit competition and maximize our investment returns. Brock Metzka

Principal

Brock Metzka is the owner and operator of a vertically integrated real estate development firm (Leggera Development) focused on opportunistic developments in the southwestern United States. Mr. Metzka leverages his portfolio companies’ integrated structure to realize cost-reduction and timing efficiencies. These companies include general contracting (Edward Homes) and subcontracting companies specializing in flooring, painting, drywall, finished carpentry, architecture, and property management. Mr. Metzka has more than 25 years of experience as a general contractor and developer, having constructed more than 1,000 residential homes throughout his career, including custom homes, spec homes, townhomes, and condominiums, ranging in price from $175,000 to $5,900,000.

In addition, Mr. Metzka has delivered $1.4B+ worth of development across six states composed of 1,000+ multifamily units, numerous subdivisions with the largest community totaling more than 250 single-family residences, national restaurant franchises, medical offices, healthcare facilities: including assisted living, memory care, and geriatric behavioral hospitals, multi-tenant retail, office, industrial and mixed-use developments. During the 2007-2008 Global Financial Crisis, despite turbulent market conditions and illiquidity in capital markets, Mr. Metzka was able to repay more than $40M of recourse financing and return limited partners their initial investment paid in full, through deal structuring, cost-reduction, and pivoting to focus on commercial developments and other opportunistic developments when home sales halted.

Jason Thompson

Principal

Jason Thompson is a Principal at Leggera Development. He is responsible for financial underwriting and all aspects of capital raising, including debt and equity. He is also responsible for the oversight of the Behavioral Health Division of the company. Prior to joining Leggera Development Partners, Jason was the Deputy Director of Economic & Urban Development for the City of Las Vegas. He was responsible for providing strategic leadership for the Department by working with the Director and City Manager’s Office to establish and implement long-range goals, strategies, plans and policies. Mr. Thompson oversaw the four divisions of the department that include parking, business development, redevelopment and asset management.

Prior to joining the City of Las Vegas, Mr. Thompson spent eight years as the Executive Vice President of Finance and Operations for Focus Property Group, where he was responsible for maximizing operating performance and achieving financial goals for three separate divisions of the company, including residential master planned development, senior housing and medical marijuana. Prior to joining Focus Property Group, Mr. Thompson spent three years as the Vice President of Asset Management for Tower Realty & Development, LLC, a Las Vegas based commercial real estate development company. In this position, Jason was responsible for all areas of the company’s real estate development activities, including acquisitions and dispositions, financing, leasing and property management. Mr. Thompson is a former member of the Clark County Planning Commission, is involved in the UNLV MBA Alumni Association and is a former board member of Make-A-Wish Southern Nevada. He holds a Bachelor of Science in Business Administration and a Masters of Business Administration, from the University of Nevada, Las Vegas.

Gibran Somerville

Gibran Somerville is responsible for conducting market analysis to recommend strategic direction for project programming, mix, and target markets. He also develops financial models for potential projects and refines cost and revenue assumptions to generate accurate projections of performance and risk for the organization. Additionally, he ensures that all necessary due diligence is completed in a timely manner to support project entitlements and development. In the development phase, Gibran procures and manages multidisciplinary design teams from concept to construction close-out. He also successfully completes all necessary design, due diligence, legal efforts, and community development actions to gain entitlements and infrastructure services for projects. Additionally, he is responsible for completing all necessary efforts to secure permits and facilitate the construction of projects. In the financing phase, Gibran helps to create financing packages for projects and tracks the timing and completion of financing and the utilization of financing proceeds for development projects. Finally, during the construction phase, he oversees the schedule, performance, budgets, and completion of construction by in-house construction management teams to ensure delivery meets performance projections and quality levels.
